CTRA Achieves Marketing Sales IDR 8.2 Trillion in 2022

PT Ciputra Development Tbk (CTRA) reached pre-sales (marketing sales) growth revenue in 2022 of IDR 8.2 trillion.

Head of Investor Relations CTRA Aditya Ciputra Sastrawinata said, this achievement grew double digits if compared to 2021. “We managed to achieve marketing sales of IDR 8.2 trillion, which is an increase of 11% compared to last year,” he said to Kontan.co.id, Wednesday (18/1).

According to him, this achievement is a very good result because at beginning of 2022, CTRA had a conservative growth target of 5%. Aditya also explained that in 2022 there were several trends occurring. First, in terms of payment methods, more buyers are using mortgage schemes to finance their property units. “The composition increased from 58% of total marketing sales in 2021 to 62% of total marketing sales in 2022,” he said.

He continued, this shows that banks still have plan to expand mortgage portfolio by providing affordable  interest rates for buyers. Second, housing and shophouse product are still the main source of growth and constitute 96% of CTRA’s total marketing sales. While, apartments and offices segments are still not conducive.

Aditya also explained from the acquisition of marketing sales for year 2022, housing products contributed 79%, followed by shophouses 17%, 3% apartments, and offices 1%.

For year of 2023, Aditya said management was still unable to provide details on performance targets. But, CTRA still maintained optimism. “We initially entered 2022 with optimism by set up 5% target, as we recognized risks posed by lower sales contribution of VAT borne by the government and trend of rising interest rates. Because of the similar risks in 2023, we will enter this year with same strategy and target, and monitor market as year progresses.”

This year, CTRA will launch new products. Aditya said the company will launch 2-3 new projects located in Serpong, Sentul and Medan. Soon, CTRA will launch new project, namely CitraGarden Serpong. This project is a a green development masterplan covering 35 ha area. The location is very strategic, 1 minute to Cisauk Station and 10 minutes to access Jakarta-Serpong Toll Road. CitraGarden Serpong offers a ‘New Living Experience’, by providing comfortable residence with Ecoculture concept.  It is near by various supporting facilities ranging from work, education, to entertainment. “Besides new projects, we will also continue to develop and open new clusters in our existing projects, especially in big cities such as Jabodetabek, Surabaya, Medan and Makassar,” he said.
